Using Your Home's Fireplace this Winter

NEVER USE A FIREPLACE WITHOUT CONFIRMING IT IS SAFE AND READY TO USE!

As fireplaces are generally considered cosmetic in nature, and not the primary heat source for your home, any cleaning or inspections are the responsibility of the resident.  It is your responsibility to have the fireplace inspected if you intend to use it.  If your home has a fireplace and you hire someone to clean and inspect the fireplace make sure they are insured and check online reviews to confirm they have a solid reputation.  If the fireplace is deemed unsafe to use for reasons other than cleaning, let us know and we will further evaluate your request but may not necessarily perform repairs.

City of Austin Changes Eviction Process & Texas Supreme Court Updates

The City of Austin passed a “Right to Cure” ordinance that adds several days to the eviction process under certain circumstances.  The details are yet to be completely understood and may play out in the court system as the ordinance is put to the test.

Office Closures for 2022

We will be answering phone calls for emergencies only on the following dates:

November 23rd-24th, 2022 | We will be closed for Thanksgiving.

November 25th, 2022 | We will be open with a skeleton crew working remotely.

December 26th, 2022 | We will be closed for the holiday.


HVAC Units & The Approaching Colder Weather

As cooler weather approaches you will need to turn on your heaters for the first time in several months.  Please be aware that when you turn on your heater for the first time, it is not uncommon to smell burning dust.  As dust can settle on the heating components during the warm months of the year, it is inevitable that it is going to burn off when the unit heats up.   This is normal.  It is advisable to test your heater a few days before a strong cold snap moves in, just in case repairs are needed.  

We recommend you open a window or two in anticipation of this "burn off" to get rid of the smell, and to avoid smoke...

HVAC Units & The Approaching Colder Weather

As we inch closer towards the end of the year the creep of cooler weather is upon us. As the air temperature continues to decline, tenants in your properties will be switching from A/C to Heat. This can cause strain on the HVAC systems as they get older and will usually generate some maintenance requests from tenants.  Over the summer some dust in the system will accumulate on the heating components, and when the heater is used for the first time in the cold season it will generate a smell as it burns off.  This will lead to the tenants requesting HVAC service, which we try to manage by first confirming it was not caused by the initial use as the seasons change. If the problem persists we will always have the AC serviced to make sure there isn’t a potentially larger problem, but in most cases the smell goes away after running the system for a short period.
