Resident Benefits Package

We’re pleased to announce our new Resident Benefits Package. We’re launching this slate of amenities for our residents in an effort to ensure we can serve them as a true full-service property management firm today and into the future.
This new offering will include:

● HVAC filter delivery every 90 days, which will help your resident save up to 15% on monthly heating & cooling bills, improve their indoor air quality, and reduce the likelihood of HVAC-related maintenance issues by up to 40%. Each filter shipment will arrive at your tenants doorstop and will be dated, and they are still required to provide filters in the interim to change them as required by the system. This will help ensure that filters are being changed upon arrival.
● Move-in utility concierge services to help residents get the best value on utilities and conveniently activate their cable, internet, alarm services, and general utility services.
● A best-in-class resident rewards platform to help residents earn rewards on everyday expenses, further allowing for a premier rental experience.
● Credit building to further encourage on-time payments by residents.
● $1M Identity Protection for all adult leaseholders complete with a US-based Identity Restoration Specialist
● 24/7 online maintenance reporting aimed at making reporting those pesky maintenance issues easy and timely.
● Access to resident accounts, documents, and communication resources through our easy-to-use online portal.
Ultimately, this program is designed to encourage tenants to pay on time and in full to avoid negative credit reporting while being rewarded through an incentive program at no cost to you. Additionally, the filter program has been studied with proven results of reduced maintenance costs on HVAC systems. Your resident will be able to take advantage of these and other great benefits during their time spent in a property managed by Stone Oak. We’ll be enrolling all residents at the onset of all new leases and upon renewal.  If you’d like to capitalize on this prior to lease renewal, please let us know.

Protest Your 2022 Property Taxes

Tax time is coming up sooner than later and when it comes to your rental properties you want to be prepared. Each year we partner with a professional protest firm to protest our client’s taxes on their rental homes should they choose to opt-in to the service.

You pay nothing unless the protest is successful at which point you will owe a % of the savings for the time taken to handle the protest for you. We absolutely recommend doing this every single year to each of our clients and helps keep overhead costs for your rental home down every year.

As we get closer to tax time this year you will be contacted by our accounting team regarding this service and if you would like to opt-in for your property(s).

We’re also in the process of setting up a much better experience for our clients including a portal for you to see the status of your protest, manage your protest portfolio if you have more than one property, and communicate with them directly with any questions or info regarding the protest among other things. We’re still finalizing the details and will have more info about this in the near future.

Flood Plain Disclosure

Texas has changed its laws requiring disclosures for ‘lease’ homes. Going forward tenants must be informed if a rental property is in a 100 flood plain. Many parts of Austin are included in areas considered to be in this type of plain and some of our properties will be affected. Our team will be working through our portfolio to identify which accounts might be affected by this change so that we remain in compliance with the new state law.
